Direct real estate deals are safe, straightforward, and save significant money when you adhere to standard diligence rules.
Rule #1: Never transfer token money online before physical inspection. Always visit the physical property and meet the owner in person before signing or paying.
Rule #2: Verify Title Documents & Society Records. For sales, inspect sale deeds, 7/12 extracts or mutation registers, index II, and society share certificates.
Rule #3: Use Registered Agreements. Always execute a registered leave & license agreement or registered deed for legal protection.
